Documents Required To Close Your Home Purchase Ontario PPS Law

Whether you’re purchasing, refinancing or selling your condo or your house, there’s a set of standard documents that you require in each of these transactions. Please consider this list below to be just a mere pointer and to be non-exhaustive. Each transaction is unique and requires a set of its own documents.

Sale

·         Two pieces of valid IDs

·         Expressive confirmation if you are a first-time homebuyer

·         Confirmation about your intentions about the property: either to move in or to rent or both

·         When two or more owners purchase the property, the nature of the title: Joint Tenancy v. Tenancy in Common

·         Marital status

·         Employment status

·         Contact information (municipal and email addresses along with phone numbers)

·         Specific instructions from mortgage broker (if any)

·         Consent from spouse, their IDs and their contact information.

·         Fire insurance information (once setup).

·         Information about your mortgagor.

·         Your Agreement of Purchase and Sale (APS) if you have already signed one.

·         Two pieces of valid IDs

·         Marital status

·         Employment status

·         Contact information (municipal and email addresses along with phone numbers). Ensure you provide both current and new municipal address after closing is done.

·         Recent mortgage statements

·         Recent tax bill and associated bank statement if paid through bank.

·         Consent from spouse, their IDs and their contact information.

·         Your Agreement of Purchase and Sale (APS) if you have already signed one.
